RENTAL SERVICES FOR PROPERTY OWNERS
LET US TAKE THE "HASSLE" OUT OF LETTING YOUR HOME.
Property letting can be a frustrating experience for the homeowner; we can help. As experienced Rental agents we provide the following services:
- ADVERTISING - We take care of this aspect of the process by Posting websites on popular vacation rental sites as well as in print media. We also have an extensive list of people who rent with us on a yearly basis. All contact is directed through us unless otherwise specified.
- SCREENING - We field all inquiries and deal with prospective tenants, making sure that they meet YOUR standards. Reference requirements ect. are dealt with on a per-owner basis. We do follow all Fair Housing standards.
- CONTRACTS- We have a standard vacation rental contract with protections for tenants and owners. We deal with getting signatures and downpayments, and making sure all parties have a copy of the contract and understand the provisions.
- DETAILS- We will take care of letting the tenants into the home, giving them directions, apprising them of all "house rules" ect.. Unless you prefer to deal with the tenants yourself, we will deal with any questions or problems that may arise. If you so desire we will (if necessary) call the plumber or electrician, oil or gas service. We are "right here" to deal with situations that do, ocassionally, crop up.
- THE MONEY- All payments are made to us and go into our escrow account. We then pay you. Security deposits are held until an inspection of the property is done, and after the appropriate phone bill has been received by you. (Hate those phone bill surprises.)
- FEES- For vacation rentals we charge 10% of the contract price (excluding security deposits). For long-term rentals (those with a standard 1 year duration) our fee is 10% of the total rent payable or the first month's rent, whichever is the lesser of the two.
